Recoating
A fast & economical alternative to sanding & refinishing

If the finish on your floors is dull and scratched, but not worn through to the wood, recoating may be an attractive alternative to sanding & refinishing. Recoating restores the shine, and protects your floors with a layer of premium polyurethane finish. Recoating is  fast, convenient, dust free, and economical. Recoating works on most floors with factory (including aluminum oxide), or contractor applied finishes. By recoating,  you can avoid having to sand your floors for many years.

The recoating process involves preparing the floor, and applying a premium, polyurethane floor finish.  Since sanding is eliminated, the full thickness of your wood floor is preserved. This is especially important with "engineered" or "laminated" flooring, since the top later of wood is quite thin - sometimes too thin to be sanded.

 

I  can test floors for some contaminates that may interfere with recoating, but the homeowner's knowledge of the floor's history is the most important tool to determining if recoating will be successful.

General rules of thumb for a recoatable floor:
- Finish not heavily scratched, stained, or worn down to the bare wood.
- Wood is not damaged, or discolored.
-  Existing finish is 7 years old, or less.  Older finishes can be recoated, but the success rate becomes lower with age. The homeowner assumes all risk with older  floors.
- No waxes, polishes, oils, or products that leave a residue, such as Murphy Oil Soap,   have been used on the floor. Sprays, lubricants, and polishes used on furniture, such as Pledge, can  interfere with recoating. 

The success rate for recoating is high. But since it depends greatly on the homeowner's knowledge of the floor's history, and factors beyond my control, I make the following offer as suggested by Bonakemi:
Should a complete sand and refinish become necessary due to adhesion failure of the recoat, I will subtract 50% of the cost of the recoat from the cost of a complete sand and refinish to achieve success on the job.
